Let's start with the big idea. Everything else in this course is just the paperwork and the money that sits around this one simple picture.
So when you hear "lease", "tenancy contract" or "rental agreement", they all point to the same thing: the paper that says who lives where, for how long, and for how much.
- Landlord = the owner who rents the home out. Tenant = the person who pays rent to live there.
- The lease (tenancy contract) is normally for 12 months.
Who is involved and your job
A rental file passes through a few different people. Knowing who does what helps you see where you fit in.
• Landlord = the owner; receives the rent.
• Tenant = the renter; pays the rent.
• Agent = finds the tenant and arranges the deal.
• Property manager = sometimes there too; looks after the home for the landlord.
• RERA (Real Estate Regulatory Agency) = the government body that makes Dubai's rental rules.
Your job as a VA is to keep the file moving: collect the documents, draft the contract and addendum, register the Ejari, track the cheque dates, and chase whatever is missing. A rental falls apart over small missing things, a wrong name, a late cheque, an unsigned page, and you are the person who stops that from happening.
