What the market-data tools are

The tools at a glance

Before you can read a report, you need to know which reports exist and what each one is for. Let's meet the tools first. You will not operate them by hand as much as read what they show and turn it into a clear answer for your agent.

In simple words: A UAE brokerage usually pays for a few market-data tools. These are paid websites (subscriptions) that collect property prices and turn them into charts and reports. The main ones you will meet:
Reidin, a property-data platform. It shows sold prices, price trends over time, and comparable properties for an area or building.
Property Monitor, a similar property-monitoring platform. It shows recent transactions (sales), price trends, and tools to compare units. It is well known for its CMA reports.
DLD data, the Dubai Land Department is the government body that records every property sale. Its data is the official source that most other tools are built on.
Portal insights, the analytics screens inside the property websites Bayut and Property Finder, where buyers and renters search. These show what people are searching for and what is listed right now.

A quick word on the word "portal": a portal just means a big property listing website, Bayut and Property Finder are the two main ones in the UAE. Their "insights" screens are the analytics dashboards they give to agents.

Remember this
  • Reidin and Property Monitor are paid monitoring tools showing SOLD prices and trends.
  • DLD is the government record of every sale, the official source.
  • Portal insights (Bayut, Property Finder) show what is happening RIGHT NOW, searches and current listings.

What each tool gives you

The tools overlap, but each one answers a slightly different question. Knowing which tool answers which question means you go straight to the right screen instead of hunting around.

In simple words, match the question to the tool:
• "What did units like this actually SELL for?" → a monitoring tool (Reidin / Property Monitor) or DLD.
• "Is the price going up or down over time?" → the price-trend chart in a monitoring tool.
• "What is on the market ASKING right now, and for how much?" → the portals (Bayut / Property Finder) and their insights.
• "What are buyers searching for in this area?" → portal insights (demand signals).

Notice the split. Monitoring tools and DLD look backwards, they tell you what already sold. Portals look at now, what is asked and searched today. A good VA uses both together, because neither one alone gives you today's fair price. We will build that skill across this course.
