Why the permit gates everything
Before you post a single property advert in Dubai, there is one thing you must have. Without it, nothing goes live. Let's start there.
Since the June 2025 DLD update, this rule is strict. If a listing has a missing or wrong permit, it is blocked from publishing. If it is not fixed within 3 days, the system unpublishes it automatically.
So for you as a VA, the permit is not a one-time piece of paperwork you do once and forget. It is the thing that keeps every listing alive. That is why you check its status every single day.
- No valid Trakheesi permit = the advert cannot go live in Dubai.
- A permit is a 10-digit DLD number shown on every ad.
- Since June 2025: bad permit is blocked, and unpublished after 3 days if not fixed.

Authorisation & documents
You cannot pull a permit for just any property. You can only advertise a home you are allowed to market. And the documents you need change depending on the type of deal.
Here is what each deal type needs:
• Broker marketing = a marketing contract / owner authorisation.
• Ready (secondary) sale = the title deed (the ownership paper) and the owner's ID.
• Secondary sale of a primary unit = a property unit permit plus a RERA Form A that the owner approves digitally through Dubai REST (the DLD's official app).
• Off-plan (a home still being built) = the Oqood / Initial Contract of Sale, plus a Handover certificate and a developer NOC (No Objection Certificate. A letter saying the developer does not object).
• Rental = a landlord NOC.
The off-plan / primary-unit permit structure was brought in by the DLD in April 2024.
- Only pull a permit for a property you are authorised to market.
- Each deal type needs its own documents: secondary sale, off-plan and rental are all different.

Applying in Trakheesi: the five stages
Applying for a permit follows a clear path. The DLD describes it as five stages, and the whole thing usually takes about one working day.
The five stages:
1. Log in and select the service as a Business User.
2. Fill in the information and upload the documents.
3. Employee review / approval (often auto-approval is switched on, so it happens automatically).
4. Choose a payment method and pay online.
5. Receive the issued e-permit certificate.
Inside the system the click-path is: Permits > New Permit > choose type & category > fill ad info > upload > submit > pay.
One important note: a brand-new office cannot make permits straight away. It must first register its trade licence and wait for approval before it can generate any permit at all.

The fields that cause rejection
Most rejected permits fail for one small reason. Knowing it will save you a lot of wasted time.
Here is the key rule: the municipality number must match the title deed exactly. A mismatch is the single most common reason a permit is rejected. So do not type it from memory or guess it, copy it character-for-character straight from the deed.
