Who builds the UAE
Before you can talk to a client about a home, it helps to know who actually builds them. In the UAE a handful of large companies, called developers, design and construct most of the big residential areas. This lesson gives you the names; the rest of the course teaches you how to talk about their projects without ever guessing.
Notice what this lesson does not do: it does not tell you which developer is "the best", how many homes each has built, or what any project costs today. Those things change and are easy to get wrong. What stays true is the list of names and roughly where each builds. That is what you memorise.
- A developer buys land, builds homes and sells them.
- Major UAE developers include Emaar, Damac, Nakheel, Sobha, Aldar and Meraas.
- Aldar is Abu Dhabi-focused; the others build largely in Dubai.
Master developer vs sub-developer
Sometimes more than one company is involved in a single area. Knowing the difference stops you from crediting the wrong name. A small mistake that makes you look unprepared.
• A master developer plans and builds a whole large area: the roads, the parks, the utilities and many buildings. Think of them as the company behind the entire neighbourhood.
• A sub-developer buys a plot inside that master area and builds one project on it, following the master developer's rules.
So one community can have a big master developer over the whole area and several sub-developers building individual towers or villa clusters within it. When you are not sure who did what, do not guess, check the project's official page, which names the developer.
